The report shows that in 2021, while the resort real estate segment in the Hue – Da Nang – Quang Nam real estate market maintains a downward trend from 2020, the townhouses, villas and land plots still have a significant decline. remarkable development.

Specifically, the land plot segment in 2021 in Hue – Da Nang – Quang Nam recorded 17 projects for sale with a supply of about 1,670 products. Sales volume reached about 1,138 products, equivalent to 68% of new supply. Supply increased compared to 2020 but still at a relatively low level compared to 2018 and earlier.

The apartment market recorded 7 projects for sale (about 910 units) in the past year. All projects are concentrated in Da Nang city, with a total new supply equal to 80% in 2020. Consumption is only 65% ​​of new supply and equal to 88% compared to the previous year.

The townhouses and villas segment in the Hue – Da Nang – Quang Nam area recorded a strong increase in supply with 1,036 units launched for sale from 11 projects, an increase of 3.7 times over the previous year (280 units). The consumption rate also reached a high level, with 67%, equivalent to 692 units, 2.8 times higher than in 2020.

Particularly, the resort real estate segment recorded a scarce supply, only about 177 units were opened for sale, the consumption rate was low, only 24% (about 42 units). The type of townhouse/shophouse supplied to the market about 64 units from 1 project, the consumption rate reached 14% (9 units). Condotel did not record any new projects for sale.

Despite the limited supply, the primary selling price of open-sale projects still increased by 7% – 10% compared to the previous period. Notably, some resort villas in Hue were announced at prices up to VND 73 billion/unit, 1.8 times higher than Da Nang. Specifically, the highest selling price of resort villas in Quang Nam and Da Nang is from 40-50 billion VND/unit.

Coastal villas in Hue, Quang Nam, Da Nang have the highest price from 45-65 billion VND/unit, the lowest selling price is also up to 9-12 billion VND/unit. During the sale, the investors all have discount programs, gift vouchers, preferential interest rates… but the consumption in this segment is quite low. As in Hue, consumption is only 20%, Quang Nam is less than 25%.

Forecasting the resort real estate market in central provinces and cities in 2022, DKRA Vietnam believes that the new supply may increase compared to 2021. In which, Da Nang is the market that continues to lead the supply. new in most types, Thua Thien – Hue continues to be in short supply. And the trend of shifting to a rental trust program in the form of profit sharing continues to be applied by many investors.
