Similarly, in Lam Dong, the price of land plots increased by 15-20% compared to before the fourth Covid-19 epidemic. An experienced investor in Bao Loc city said that compared to before the epidemic, land prices in Lam Dong in general increased by 15% to 20%. Particularly in Bao Loc city, after the widespread subdivision of plots for sale and the government is in the process of handling, the land price here is slowing down. Notably, there are a number of places in Lam Ha district that have become a new “land fever” place. Land prices here increased from 50% to 70% compared to before the epidemic. The reason for the high price of land in this area is because of its location near Da Lat city, near Lien Khuong airport area.

In Binh Thuan and Dong Nai areas, residential land and agricultural land continued to increase in price. The increase compared to October 2021 ranges from 20-30%. In some places in Dong Nai, agricultural land trading activities take place strongly, the price increase can be up to 50% within 1 year. In particular, there are plots of land that recorded an increase of 40-50% compared to the time before Tet and quick liquidity.

Demand is high, land prices in the province continue to increase

In addition, residential land trading activities in the area took place quite actively, especially individual houses in the center of Can Tho city and Hau Giang area (bordering Can Tho), Long Xuyen, Long An, a Some provinces attract investment such as Ben Tre, Soc Trang, Bac Lieu, etc. The price also fluctuates 10-20%/year in these areas.

A recent report by the Ministry of Construction said that, despite the deflation of the economy due to the impact of the pandemic, the prices of real estate, houses and land plots have continued to increase since the beginning of the year. Accordingly, by the end of 2021, apartment prices have increased by 5-7% on average; the price of individual houses in the project increased by 15-20%; land prices increased by 20-30% compared to the end of 2020.

The Vietnam Association of Realtors (VARs) also said that the market has had a local bubble in the past year. The price of land plots in the areas increased virtually according to large projects. In 2022, the land plot segment is forecasted to have good absorption, because it is more suitable for the demand for shelter properties. Accordingly, land prices will continue to increase, but will not increase as strongly as in the previous period. There is even an area where a local land fever is likely to occur.

According to the Ministry of Construction, in 2022 there will be little risk of a real estate bubble. However, the phenomenon of real estate price fever is still possible. Especially when the Government uses solutions to stimulate demand, supporting economic recovery after the deflation period can also affect the real estate market to develop hot if not well controlled, experience shows. from the 2008-2009 economic stimulus package.

Therefore, according to this expert, in 2022 there will still be waves, but not as strong as the last time. The price level is still increasing while the demand for buying and selling investment still takes place.
