Notably, in the real estate market in Thanh Tri, when receiving information about the district, there has been an increase, the price of Thanh Tri land in the surrounding area increased by 10-20% year on year.

The survey shows that the average land price in Thanh Tri ranges from 60 to 70 million VND/m2 and varies from location to location.

The hottest place to mention is in the central area of ​​Thanh Tri district, where the Ngoc Hoi – Van Dien street surface has a selling price ranging from 80 million to 135 million VND/m2. Real estate prices are advertised with extremely high prices, even the price is on par with the land in the inner city of Hanoi.

The land is located near schools at all levels, next to the market. “Thanh Tri is about to move to the district, the price of land increases day by day, so it is suitable for brothers and sisters who have needs to buy in, do business, and invest,” the seller wrote.

With a price of 135 million VND/m2, compared to the land in the business area in the center of Hanoi, it is equal, even higher. For example, a piece of land located near the intersection of Trung Hoa – Tran Duy Hung with an area of ​​60m2, the road in front of the house for 2 cars to avoid comfortably, is for sale at the price of 6 billion VND, equivalent to 100 million VND/m2.

Field survey in Hoai Duc, this area is not only information about the district but also related to the planning of Ring Road 4, so the land price has fluctuated a lot. Many investors “put down money” here, even though they have achieved high profits, have not yet closed the selling price.

“In Hoai Duc district, since it is announced that Ring Road 4 will pass between Dien Phuc pagoda and Gie Sen temple, close to the inter-area road 1 has started, the price here ranges from 30 – 50 million VND/m2. An increase of 10-20 million VND compared to the beginning of the year”, Mr. Truong said.

There are areas that do not increase in the early stages, prices are in some cases very stable and it takes many years to see price growth when other factors are simultaneously developed and improved.
