In the current context, even peri-urban land banks such as Hoai Duc, Thach That, Son Tay, Gia Lam… also have a price tag of over 1 billion VND with plots of land area from 30-40m2. If you look at the market movements in these areas, there are no more opportunities for inexperienced and thin-capitalized investors.

Therefore, many new investors have come to the countryside to “hunt for land”, causing land prices to continuously increase. In the past two years, in Y Yen area (Nam Dinh), land prices have continuously fluctuated in the direction of a “vertical” increase, only every time, but some pieces have increased by 4 times.

Meet Mr. Nguyen Phong – a local broker who took us to see 2 plots of land on National Highway 38B, with an area of ​​120m2 and 150m2, respectively, with prices ranging from 18-20 million VND/m2.

“More than two years ago, the price of land here only fluctuated around 5-7 million VND/m2. But now people around are also interested in a lot of land, they don’t save money in banks anymore, but buy land to hoard. Meanwhile, the plots of land located on the main road are no longer for sale, so the land price has also been pushed up,” Phong said.

Similarly, in the area of ​​National Highway 37B in the section of Yen Loi commune (Y Yen, Nam Dinh), about a year ago the land price was about 10 million VND/m2, but now it has also increased to 15 million VND/m2. m2, ie an increase of 50%.

In fact, in Nam Dinh, not only the real estate market in Y Yen is vibrant, but also recorded in Giao Thuy district shows that, recently, the situation of buying and selling land in coastal communes, towns and cities. Quat Lam town is extremely vibrant. From never thinking of billions, many farmers here become rich when “land fever” passes by, bringing the price of land up 30-50%.

Mr. Hung – a broker in the area said, a well-known investor in this area, last December, bought a plot of land with two roads with an area of ​​800 m2 (including residential and perennial crops) with price of 2.4 billion dong. Soon after, this new owner sold half of it (400 m2) to another person for 1.6 billion VND. The remaining area is divided into 2 lots (200 m2 each), with the selling price of 1.1 billion VND (6 m road surface lot) and 800 million VND (3.5 m road surface lot).

Notably, in only 4 months, the new land owner collected 1.1 billion VND difference compared to the purchase price.

Not stopping there, 2 out of 3 new landowners of the 800 m2 land plot above are for sale. The price of a 400 m2 plot of land is for sale at VND 2.4 billion, while a plot of 200 m2 with lane 3.5 is sold for VND 950 million. These transactions are usually done in the form of “suspended contracts” and are ready to be transferred to others.

Similar to the above case, according to Mr. Hung, the land in Lien Phong hamlet (Giao Phong commune) also increased rapidly. Before the 2022 Lunar New Year, land in a small alley is collected by many investors for 1 to 1.6 million VND/m2, depending on the location of the deep road or small alley. But currently, the price of many people with the above land is for sale from 2.8 to 3.5 million VND/m2, after having passed to many people.

“Land prices have increased rapidly because this is an area that has been planned to be the core of a tourist resort area. Buyers can also calculate long-term to divide into small lots. But I think the main reason is still people buying. go and resell and everyone wants to make a profit,” Hung said.

However, according to Mr. Hung and many other brokers here, the price of rural land here is too high compared to the real value. It is impossible to predict when the market here will peak, but it is certain that experienced people, taking profits at the right time will be profitable, and inexperienced people will “bury capital” in the game of investors. private.

Not much different in Nam Dinh, in the past 2 years, rural land in Thanh Hoa has also continuously increased in price. For example, land in the coastal area of ​​Quang Xuong district from the price of 5-7 million VND/m2 in 2020 has skyrocketed 2 to 3 times during the time of “land fever” in early 2021 and until now, it has remained in Vietnam. The price is 18 million VND to 20 million VND/m2 with a nice location, other locations still fluctuate from 13 million VND to 15 million VND/m2.

Similarly, the complex project of urban resort and golf course in Yen Hoa commune in Cam Xuyen district (Ha Tinh province) has just been approved for planning survey, but the nearby rural land, which no one noticed, has now returned. should “fever” the price. Just a few months ago, each m2 of land in Cam Xuyen district was priced at 2 – 4 million VND, but now it has been pushed up, in some places the price is over 10 million VND/m2. Many land plots of several hundred million dong are now billions of dollars.

If land in urban areas often has a high price, buyers and sellers often calculate each other every centimeter, but now, rural land is also cut by plot and sold for square meters, surprising many people. Worth mentioning, while the Covid-19 epidemic was complicated, the price of land in rural areas also increased rapidly by day. The seller is “startled” to collect many billions of dong, the buyer is “sweat” to follow the price set by the seller.
