Vice Chairman of Hanoi People’s Committee Duong Duc Tuan has just signed a decision approving the partial adjustment of the detailed planning of Nam Thang Long urban area (Ciputra urban area) phase II, scale 1/500 in the plots. planning land symbol 3-P, IB26-NO, IB27-CX, IB28-CX, IC36-NO, IC37-TH, IC38-THCS, IC39-HC, IC40-MG, 4-THPT and plots of land symbols IB29-NO, IB30-CX, IB31-CX belong to Tay Ho district and Bac Tu Liem district.

Accordingly, the total size of the adjusted land plots is more than 153m2, the size of the adjusted land plots is 1,636 people (reducing 2,045 people).

The plots of land with symbols IB27-CS, IB28-CX, total area of ​​more than 11,900m2 with the function of public green land, the unit is rearranged in a scattered form into green plots – walkways. symbol CX-01 – CX-04, increasing the area of ​​green trees in residential units with a total area of ​​more than 19,400m2 to suit the low-rise housing space and the area’s trees and water surface.

Notably, according to the approval decision, many high-rise residential land plots are adjusted into low-rise housing plots.

The plots of land with symbols IB26-NO, IC36-NO, with a total area of ​​about 40,000m2 with the function of high-rise residential land are restructured, re-positioned to match the structure of rearrangement of schools. Land plots are adjusted to plots of land low-rise housing sign TT-01 – TT-19, with the total area reduced to more than 37,000m2, the population size decreased from 1,980 people to 936 people.

The plot of land with the symbol IB29-NO, with an area of ​​more than 35,400m2 with the function of high-rise residential land, is arranged and bordered together with the land plots marked IB30-CX, IB31-CX on the basis of keeping the same area. planned accumulation. Adjusting the function from high-rise residential land to low-rise housing with symbol TT-20 – TT-37 has a total area of ​​more than 27,800m2 and internal roads have an area of ​​more than 7,570m2, population size reduced from 1,701 people 700 people left.

This is also one of the plots of land where residents of Ciputra Urban Area do not agree with the proposed adjustment.

Before that, hundreds of households in Ciputra Urban Area had petitioned about the planning adjustment architecture of some plots of land in Ciputra urban area – phase II. Including plots P-14, TM-13, IB29-NO.

At the request of the investor, the land plot P-14 with an area of ​​​​13,389m2 with the function of a centralized parking lot, now please adjust, switch to underground in combination with commercial business, the ground area for green construction. synchronized with cell TM-13.

As for the land plot TM-13 with an area of ​​54,977m2, which was originally planned as a mixed-use commercial area, yard, garden and internal road without residents, it has been converted into mixed-use land for commercial, office, hotel and residential areas. high-rise buildings with a population of nearly 3,000 people to balance from plot IB29-NO to.

Meanwhile, plot IB29-NO has an area of ​​35,420m2, planned in 2004 to build high-rise buildings, now converted to low-rise buildings (5 floors). Construction density increased from 25.7% to about 65%.

It is noteworthy that the land plot TM-13, before the planning of 5 buildings (5 to 47 floors high), is now proposed to be increased to 8 buildings from 45 to 68 floors high.

Residents said that changing the land use purpose for land plot I.B29 –NO from land for construction of high-rise buildings to land for construction of low-rise housing, the adjusted population decreased by more than 1000 people compared to that of the land plot. previously planned but to increase profits from the construction of low-rise housing with higher commercial value. Then put the high-rise area into the land plot TM-13 by increasing the number of buildings (from 5 to 8) and increasing the number of floors (from 47 floors to 68 floors), it is clear that the investor wants to make a profit. on undeveloped land.

In this regard, the Prime Minister asked the Hanoi People’s Committee to consider and handle the press’s feedback on the status of planning disruptions in urban areas such as Ciputra or the Diplomatic Corps, which are considered as urban areas. model, worthy of modern living in the capital.

After that, the Hanoi People’s Committee announced that it was not considering adjusting the planning in plots TM-13 and P-14. And according to this adjustment decision, the plot IB29-NO is adjusted along with many other plots.

Nam Thang Long Ciputra Hanoi Urban Area is invested by Nam Thang Long Urban Area Development Company Limited, a joint venture between Vietnam Urban Infrastructure Development and Investment Corporation (UDIC) and Ciputra Group ( Indonesia).
