Meanwhile, in Bao Lam district, Ms. D and her husband have 1.5 hectares of garden land, lake view is also being “looked at” by many investors. Currently, there are investors paying 11 billion dong, Ms. D still has no intention of selling. “Seeing a lot of investors asking to buy, the price of land will definitely go up, so let’s wait for a while,” said Ms. D.

Mr. Toan, a real estate broker and investor in Lam Dong, said, now that people have a lot of garden land, they are very happy; they are indigenous people or people who have been doing business for a long time (over 10 years). Each person owns at least 1-2 hectares. At that time, each hectare only bought with 1-2 gold thread, now it has reached billions to tens of billions of billions. However, due to the increasing volatility of land prices, the land near the lake, with beautiful views, often people rarely sell, but wait for the price to increase. There were many sellers before, the price went up quickly, showing “regret”. Mr. T told a case where people agreed to sell investors a land of 4,000m2 for 6 billion VND, the next day someone asked to buy it for 8 billion, the land owner did not sell it anymore, but left it there to wait. more time; The two parties (investor – landowner) quarreled afterwards.

According to Mr. T, it is not as easy as a few years ago for investors to buy land directly from the people. Many people have land, it’s not that they don’t sell it, but they watch the time to sell it, because they are afraid that selling it soon will be “cheap and cheap”. Those who sold to investors in the early stages (a few years ago) have mostly doubled or tripled prices at this point.

More than 1 hectare of land for pepper cultivation, which he and his wife bought 14 years ago, is now sitting and calculating, Mr. C said, selling about 10 billion VND. With this money, they will return to their hometown to live and work, no longer struggling to grow pepper and coffee. Because, a year’s pepper harvest is only about 200-300 million, not including input costs; not worth much. While holding tens of billions in hand, he and his wife were able to solve many things, returning to their ancestral homeland to live.

The records show that the garden land and agricultural land of the people have been bought and sold quite a lot in recent years. In remote areas of Dong Nai or Binh Duong, agricultural plots are still traded, with volatile prices increasing over the years. Many people who own a lot of land can cut it and sell it for billions of dollars, an amount that sometimes they work hard for a year, but they don’t even dare to think about it.
