VARS President said that, for the above situation to happen, one of the reasons comes from the force of speculation and unprofessional real estate brokers. Even the brokers at professional companies still deliberately “abetted” to push prices, inflate house and land prices in order to benefit.

“In the past period, I think that many speculators also manipulate the real estate market. Whether these acts can be handled or not, this needs to be studied by the law.

According to Article 59, Decree 16 “Regulations on administrative sanctions on construction”, from January 28, 2022, a fine of 40 – 60 million VND for one of the following acts: Providing real estate brokerage services independent without having a practicing certificate or an expired certificate as prescribed; erasing, correcting the real estate brokerage practice certificate, falsifying the certificate content; lending, leasing or renting or borrowing real estate brokerage practice certificates to carry out activities related to real estate brokerage; organizations and individuals providing real estate brokerage services are concurrently both a broker and a contract performer in a real estate business transaction.

A fine of 120 – 160 million dong for one of the following acts: Providing real estate services without establishing an enterprise as prescribed or having insufficient number of people with a prescribed real estate brokerage practice certificate or a practicing certificate. occupation expires as prescribed; The real estate service business contract is not made in writing or contains all the main contents as prescribed;

Enterprises providing real estate brokerage services, real estate services, real estate transactions or individuals providing independent real estate brokerage services do not comply with the reporting regime as prescribed; Real estate trading floors do not have operating regulations or operate in contravention of regulations approved by competent authorities, or operate without names and addresses as prescribed, or change names and operating addresses without notifying them. competent authorities as prescribed; Organizations and individuals providing real estate brokerage services are concurrently both a broker and a contract performer in a real estate business transaction.
