Apartment prices in Hanoi are increasing

Mrs. M. and her husband (office workers in Hanoi) have just missed an apartment in Hoang Mai district, Hanoi due to the rapid increase in prices. Ms. M. said that she and her husband had found out information from Tet that was quoted at 28 million VND/m2. The apartment has an area of 72 m2, 2 bedrooms, worth more than 2 billion VND. At that time, Ms. Mai and her husband were quite satisfied, but due to the busy Tet holiday, the couple made an appointment for Tet and will contact the broker again.

“Unexpectedly, when I called back to the broker, I was told that the price difference was now 4, 32 million VND/m2, the apartment from 2 billion VND now increased to 2.3 billion VND, that is, 300 million VND increase compared to the previous time. Inquiry point in December”, Ms. M. said.

According to Mr. Vu Lam – a real estate broker in the apartment segment, recently handed over projects also increased sharply compared to the time of sale. The price of a project in Ha Dong district when the deposit was opened for sale was 19 million VND/m2, so far it has increased to 24 million VND/m2.

Lam also shared, the increase in apartment prices in Hanoi is not only in new projects, near the time of handover or opening for sale, but even old apartments also increase in price.

According to data from Batdongsan.com.vn, in the first quarter, the demand for apartment search increased in both big cities, Ho Chi Minh City and Hanoi, mainly in the affordable segment.

Specifically, in February, affordable apartments in Ho Chi Minh City and Hanoi both recorded a sharp increase in searches by 36% compared to January, far exceeding the interest of private houses and land plots.

Apartment prices in Hanoi in February 2022 also increased by about 4.4% compared to December 2021. Meanwhile, the price of affordable apartments in Hanoi in 2021 has grown by 8%, reaching an average of about 23.5 million/m2. Prices of luxury apartments also increased 5% to 32.5 million/m2, while high-end apartments increased 3% to 45.5 million/m2.

In particular, the search volume focused on the segment of affordable apartments with prices around 25 million VND/m2 increased by 36% compared to the previous month, showing that people’s demand for low-cost houses is still very large.

The demand for housing has increased despite the fact that the Hanoi apartment market has established a new ground. According to a report by Dat Xanh Services, the market price of Hanoi apartments was recorded at 45 million VND/m2, an increase of about 5% compared to the previous quarter. In the next two years, the supply of apartments in Hanoi market is forecasted to have about 54,000 more products, mainly in Bac Tu Liem, Dong Anh, Long Bien, Hoang Mai, Thanh Tri…

Commenting on housing prices in 2022, many experts predict that the price increase trend in Hanoi’s apartment market will continue due to a tight supply of affordable apartments, rising material prices, and daily land fund. more scarce.

Mr. Dinh commented on apartment prices, it is forecasted that in 2022, a positive scenario of lowering apartment prices is unlikely, especially when the supply is scarce. Inflation and rising raw material costs will continue to push up apartment prices.

Besides, according to Colliers, in the region, housing prices in Hanoi are very competitive and the prospect of capital growth and high yields are attracting foreign interest.

“In the long term, with the development of public investment, especially infrastructure development that directly impacts real estate, it will become the main growth driver of the market in the coming years,” according to Colliers. .
