According to Mr. Minh Duc, not only many visitors came to see the land, but around the “hot spots” began to appear a series of real estate brokerage offices. “Not only Ring 4, but the land around Soc Son clean industrial park is also the driving force for Soc Son real estate to receive special attention,” said Mr. Duc.

Mr. Tien Dung (real estate broker) added that from the beginning of the year he had to open 3 more zalo groups to advise customers. The reason is that each zalo group only allows 1,000 members, while this time, customers interested in suburban land along the Ring 4 continuously increase, causing the consulting group to “break up”.

Transactions mainly take place in areas with room to increase prices such as: Soc Son, Thuong Tin, Chuong My… As for the areas that Ring 4 passes through in Hoai Duc district, such as near Duong Lieu industrial complex , Song Phuong overpass, the land price has reached more than 100 million/m2. In the area of ​​major roads next to the intersection of Dan Phuong district, the price is over 60 million VND/m2. In particular, the price of land plots near the Vinhomes Wonder Park Dan Phuong project is up to nearly 150 million VND/m2.

Soil fever eats under the “terrible” project

The focus of the recent Dong Anh land fever must be mentioned in the area of ​​Vinh Ngoc, Xuan Canh, and Dong Hoi communes. Information about big projects worth billions of dollars in investment makes the housing market here hotter and hotter.

For example, in Vinh Ngoc commune, many small road plots are only 8-10 m, the owner sells for more than 100 million VND/m2. In the area of ​​Nhat Tan Bridge in the East of England, currently the highest land price has reached more than 200 million VND/m2 with beautiful plots of large road surface.

Taking Tien Phong reporter to find out, many real estate brokers in Vinh Ngoc and Xuan Canh communes said that land prices have been pushed up the most in the last 1 year, sticking to the information of big projects. such as Smart City, Kim Quy Park project, International Exhibition and Fair Center. The average land price in the residential areas near the project is quite high. For example, the auction land in Nguyen Khe commune with large road surface is now nearly 80 million/1m2.

In Van Noi, the auctioned land is interwoven in the villages with infrastructure with the price of about 60-70 million VND/1m2. Residential land in the villages near the big project, even though the road to the house is small, the width is only about 5-7m, the price is also up to 40-50 million VND/m2. A real estate brokerage office in Van Noi commune said that the lowest land price in this commune is not less than 30 million VND/m2.

Talking to PV Tien Phong, Mr. Nguyen Xuan Tuong, Chairman of Vinh Ngoc Commune People’s Committee said that the land price has increased, but actually at this time there are not many transactions. People still want to embrace the land, hoping to sell it at a higher price.

Speculation blows prices

The results of the land price survey in Dong Anh district show that land speculation is quite common. Most land is bought and sold for a profit, not buying land to build houses. Dozens of land auctions in Dong Anh today are an example. Most of them have done infrastructure construction, completed the auction 1-3 years ago, but so far it is still left untouched.

Typically, the land auction project in Van Noi commune, Nguyen Khe. A representative of the land brokerage office in Nguyen Khe commune said that many land lots that were auctioned 2-3 years ago from only 20-30 million VND/m2, now have up to 70-80 million VND/m2.

Signs of speculative price blowing are also reflected in many large real estate projects. A large-scale project in Van Giang district (Hung Yen) is eligible to open and sell hundreds of villas, but the investor only distributes in a trickle, several dozen plots of land or apartments at a time. through exchanges, creating artificial scarcity to push up prices. Some projects apply the trick of “goodwill deposit” before opening for sale, essentially to “measure” the market and raise the selling price.

One of the reasons creating favorable conditions for speculation to blow up land prices is the supply of affordable real estate, social housing is too slow to deploy. Many real estate projects in Dong Anh are entangled in site clearance, especially when recovering the land that the commune has for bidding, public land, residential land of the people… to implement the project. Some people think that when the supply of project houses increases, the current situation of holding land for speculation will decrease.

“Since there is information about the proposal of the City-in-City model, land prices have increased in many places. Dong Anh is in the process of urbanization very quickly, homebuyers need to carefully check the information to avoid getting caught in the project planning land,” said a representative of a commune leader in Dong Anh.

According to the design plan, the investment project to build Ring Road 4 – Hanoi Capital region passes through the territory of 3 provinces and cities: Hanoi, Bac Ninh, and Hung Yen.
