“From 2021, when I saw my friends coming to Bac Giang to buy land, I heard that at that time the market had no goods for sale. In just a few days, I closed the purchase of a 150-square-meter land lot, with the price of 21 million VND/m2, totaling more than 3.1 billion VND,” said Mr. Tuan.

But until now, it has been nearly 4 months, only 2 people of goodwill have come to see the land, the rest are just asked to know the price without any real need to buy. Meanwhile, Mr. Tuan’s land is sold at a lower price than the market.

“Before selling, I consulted a broker who sold this land, they valued my land at 27 million VND/m2, and added that I should keep it because the price will continue to increase. Based on this price, I’m selling 26 million VND/m2 so I can quickly close. However, it is still not possible to sell the land held. If you say that the land is very feverish, the price increases so it’s hard to sell”, Mr. Tuan asked.

Similar to Mr. Tuan’s situation, Mr. Nguyen Duy – F0 investor in Hoang Mai, Hanoi said: “At the end of 2021, after reopening, I heard friends talking about fever, especially in Bac Ninh. When I went to survey the market, the broker showed me a piece of land, 1 week ago it was priced at 3 billion VND, the next day someone locked in 3.5 billion VND, making a profit of 500 million VND in just 1 day. Brokers at that time also affirmed, if you don’t buy soon, you won’t buy it or you have to buy it at a higher price.”

Unbelievably gullible, Duy went down to buy a plot of land in Tien Du (Bac Ninh), an area of ​​more than 100m2, for 21 million VND/m2. At the beginning of last year, seeing that the broker continuously announced the price of land in this area increased and was in need of money, Mr. Duy also offered to sell his plot of land.

But until now, about 3 months, Mr. Duy’s land has not been transferred to the new owner. “Initially, I sold it at 23 million VND/m2, because I thought it would be good to have a short investment period and make a good profit. But then the price gradually decreased to 22 million dong/m2 and then returned to the same price as the purchase price, but there are still no buyers,” Mr. Duy said.

But in general, the volume of transactions is not large. Buyers ask a lot but the number of latches is not too large. In order to sell a plot of land, many people spend a lot of money running ads and looking for customers. And land fever can happen in some places, but it is very rare. Some sales cases are as easily rumored as the actual state of the whole market.

Therefore, individual investors, especially investors using financial leverage, need to pay attention to two aspects:

Firstly, it is necessary to pay attention to survey the price level in the areas, because real estate prices in the North in many places have increased 3-5 times in the past time. The anchor price is at a high level, so there may be difficulties in liquidity.

Second, it is necessary to pay attention to the movement of investment cash flows.
