Young people go to the Central Highlands to open a distribution chain of agricultural materials, get rich by trading land: Any piece of land that is paid 3-4 times more is sold!

For every piece that people bid 3-4 times higher, even some pieces pay 7 times, is nod to close the sale immediately. Seeing that paying too high is also virtual, but they have money to buy it, I just sell, I make a profit, not a loss, so I am not afraid.

Born as an agricultural student from the West, nearly 4 years working for companies supplying agricultural materials, Dong has acquired a lot of experience in this field.

The job gives him the opportunity to travel to most of the agricultural areas of Vietnam as well as neighboring countries such as Laos, Cambodia, etc. Thanks to that, Dong has built for himself many good relationships with reputable suppliers as well as agricultural gardeners in the upland provinces.

Realizing the fact that the demand for agricultural equipment and materials, pesticides and fertilizers of farmers in the Central Highlands is very high, Dong has begun to plan to open a few grocery stores. agricultural investment in this potential market.

In 2017, with little capital of his own and the financial support of his parents, Dong decided to quit his job at the company and start his first store with a total investment of more than 1 billion VND in Dak Lak. In addition to providing agricultural materials and pesticides, Mr. Dong focuses on fertilizer distribution.

“At that time, fertilizer prices were not as high as they are now, but single fertilizers and NPK fertilizers were always more expensive. The agents/small stores selling fertilizers on here hardly have the capital to import a lot or pre-import those lines,” he said.

Taking advantage of the family’s available capital, Mr. Dong was able to take advantage of a competitive advantage in the Dak Lak market at that time. If you can import goods in large quantities, you will receive more preferential prices from suppliers/manufacturers, and Mr. Dong will sell them to gardeners at a good price.

“Trading in this industry, especially farmers, they buy debt, only at the end of the harvest, they will pay. Whoever has strong capital and accepts a lot of debt for farmers will attract many customers. then his uncollected customer debt is up to 2-3 billion”, he added.

In the first time, the average number of visitors compensated for the monthly return, the profit was somewhere near 30-40 million per month after deducting all expenses. Moreover, accepting long-term debt for farmers, Mr. Dong “bet” many patrons. Thanks to the high profit margins, profits stacked, after 1-2 years of accumulation, Mr. Dong opened more branches in other communes/districts and opened to Dak Nong to facilitate distribution to many places, taking advantage of the coverage. reach all customers in the region. So far, he has owned 5 stores that distribute agricultural supplies in this area.

At the end of 2020, calculated to have paid back the capital and accumulated a few hundred to make a little capital, Mr. Dong bought back the land of more than 200m2 that he had rented to open the first shop for only nearly 300 million. “That is too cheap”, realizing that the land price is “too cheap”, Mr. Dong intends to buy 1-2 more pieces to open more branches or store goods.

“Back then, the land here was still very cheap, there was no fever like now, people sold a few plots of land in remote districts and communes that no one could see.” Because he planned to buy it to open a warehouse later, Mr. Dong bought a fairly large piece of land (20m long, 30m deep) for nearly 500 million. The paperwork is also clear, so it doesn’t take much time. A few months later, he continued to buy another piece in Dak Nong with the intention of storing it there.

The situation of the Covid-19 epidemic broke out so strongly, Mr. Dong had to postpone his plans to open a new warehouse/branch to focus on importing capital for the existing stores to operate stably. Due to the long time of the epidemic, the capital source was greatly reduced and was about to fail, so Mr. Dong decided to sell a small piece of town land in Dak Nong.

With the advice of friends on it, he sold the land for 4 times the price when he bought it. “I didn’t expect it to be sold at such a high price, it felt like I got rich too quickly,” Dong shared that he was very surprised by this “rich” quickly.

“Seeing a lot of words should be greedy”. He began to learn more about the land market in the highland provinces and engaged in the profession of “trading land”, whenever he saw that any piece was still “cheap”, he would buy it there. He also invited his parents in his hometown to invest together to buy more. “The land at that time did not have a fever like now, only a few hundred million a piece.”

Then a year ago, several projects in the Central Highlands provinces became bustling with news. “It’s true, there’s a lot of rumors going around. But it makes the land here extremely feverish.” Mr. Dong said that every day someone called to ask to buy his land. “For every piece that people bid 3-4 times higher, even if there is a piece that pays 7 times, I nod to close the sale immediately.”

“Seeing that the payment is too high is also virtual, but they have money to buy it, I just sell it, I make a profit, not a loss, so I am not afraid.”

Thanks to some land fever, last year he and his parents earned a profit of nearly 20 billion dong. Holding a large amount of capital, Mr. Dong is looking to learn and invest in a few more land plots in neighboring provinces. Mr. Dong chooses to be cheaper as a “land dealer” and does not intend to open another warehouse/store branch as originally planned.

Talking about his sudden “richness”, Mr. Dong said that he was really lucky because he was not under pressure from the initial financial problem: “Since starting a business, I have had a lot of money. With capital support from my parents, I was able to make it this big. The first few stores were messed up, but now their business is stable. And the more customers, the more bad debts they have.” In addition, he also believes that even more luck is thanks to winning the profit of the initial plots of land, making up for the capital at the shop, so he can ease the burden of the “pandemic season”, but still have excess capital for me to invest boldly. wholesale” added.
