Mr. Phuc said that on April 9, on the road of village 6B of Hoa An commune, some strange people came to plant iron stakes, put up numbered boards and spread rumors about the planning to expand the road. communication, urban planning… When the forces of Hoa An Commune People’s Committee came to verify, the subjects quickly got into cars (with information of a real estate company) and fled.

According to Mr. Phuc, after the incident, the People’s Committee of Hoa An commune issued a notice stating that, at present, the commune only has a plan for a residential area in the center of the commune, no other planning, and no project. widening roads. In addition, the People’s Committee of Hoa An commune also requested the self-governing boards of 18 villages and hamlets in the area to be vigilant and promptly report unusual cases related to land in the area to take measures to prevent. timely handling.

Talking to PV, Mr. Phuc said: “The above case was carried out by land brokers to spread inaccurate rumors to carry out real estate transactions to make a profit. If not alert, not detected and prevented in time, it can cause many bad consequences.”

Specifically, at the end of December 2021, functional forces surveyed and planned to build Central Highlands Central General Hospital in Buon Ma Thuot City (Dak Lak). Soon after, a series of information appeared on social networks, saying that the Central Hospital would be located in Ea Tu commune, a suburban commune of Buon Ma Thuot city.

In just a short time when the above rumor appeared, the price of land in Ea Tu commune increased “dizzily”, all over dead ends, small alleys were hung with signs selling land for 200-300 million VND/m (each meter of land here. calculated horizontally, excluding depth – PV).

“In the past, the land in Ea Tu was about 150 million/m2. After rumors of building Central Highlands Central General Hospital, the land price jumped, in some places it increased by nearly 200 million VND/m2 compared to the old price”, said a resident of Ea Tu commune.

Mr. Bui Ta Danh, Vice Chairman of Ea Tu Commune People’s Committee confirmed that there was a lot of “sidewalk” information about projects in Ea Tu commune, causing land prices to increase recently by about 10-15%.

Similarly, in Cuor Dang commune (Cu M’gar district, Dak Lak), when it was announced that FLC Group would invest in building a golf course and resort at Ea Nhai Lake, the land price here also jumped. . Many plots of land with beautiful views, bordering the lake surface, are priced at about 300 million VND/m, about as expensive as the land in Buon Ma Thuot City.

As for Cu Sue commune, the same district of Cu M’gar, this locality is “rumored” by real estate businesses to merge into Buon Ma Thuot city in the future. Therefore, land prices here are also pushed up very high.

According to Mr. Van, the increase in land prices puts people with a real need for residential land at a disadvantage. Moreover, the increase in land prices in a “bubble” fashion will threaten to inhibit the attraction of investment, to the detriment of the district because the cost of site clearance will be very high. “Currently, the district has assigned the police force to intervene and handle individuals and organizations who use the draft to spread rumors and push up land prices,” Mr. Van informed.

Facing the situation that more and more information “sidewalk” about projects to push up land prices, in early 2022, the People’s Committee of Dak Lak province issued documents, directing all levels to strengthen market management. real estate market (real estate) in the area.
