Currently, many investors regret not wanting to sell because they sell according to them. It’s hard to buy products with such good price expectations,” Minh said.

Ms. Huong, an investor who has been stranded in Me Linh for nearly 10 years, said that the adjacent apartment she bought at the Minh Giang – Dam Va urban area project has doubled to nearly 30 million VND/m2. Many brokers asked continuously but she did not sell because compared to other areas in the suburbs of Hanoi, Me Linh’s price is still much lower. Huong expects this area to be up to 40-50 million VND/m2 in the next few years.

“I’ve been waiting for 10 years now, there’s no reason why I can’t wait another 1-2 years. After selling, it’s hard to find anywhere around Hanoi with a reasonable price to buy in. Meanwhile send savings, inflation is too high, so even though the profit is higher than mine, most of Me Linh’s current investors keep their goods,” said Ms. Huong.

Currently in the market it is not uncommon to see investors like Ms. Huong, after many hands-on transfers of real estate, investors realize that constantly selling from one place to another is not as profitable as keeping one place. good wait for the price to increase. The reason is that, if you can sell this place at a high price, when you buy it elsewhere, the price has also increased, and the final profit is not much.

According to experts, the phenomenon of investors being “full of goods”, stopping buying from investors now is also because many investors see land prices increase continuously, so there is a “fear” psychology of fear of buying at the right peak. , there is a risk of getting stuck when the market goes down.

“Following the news and also witnessing many investors have invested in land in several places, I have seen land prices increase continuously, some land prices have doubled in less than a year. I also went with you to see a few land area and also really want to invest but I am afraid that the land price will increase like now if I buy at this time there is a risk of ‘catching the top’. can lead to capital loss when investing,” said Mr. Nam, an investor.

Commenting on the phenomenon of “full stock” investors, many experts fear that the real estate market will slow down at high prices in the next few months when investors’ expectations for price increases are still very high. Prices in many areas are high but liquidity will tend to decrease due to the absence of buying demand.

Giving advice to investors in the coming time, experts say that real estate investment opportunities are always there, not only this year or next time, but the most important issue for investors in the future. The current period to note is inflation. In case inflation exceeds expectations, it will lead to a different chain reaction, negatively affecting the real estate market. Experience also shows that there are periods when inflation exceeds expectations, real estate does not increase, even decreases.
