Virtual land fever, real consequences

Road surface land 398 in Yen Dung, Bac Giang has increased 3 times, leading to an increase in the innermost lanes. To build 300 m2 factory, factory owner lost 4.5 billion land. Land fever is a drag for those who need land to expand production or switch to service business in the post-COVID-19 recovery period.

“My family wants to open a factory of 1,000 m2, but with the current price of land, only 500 m2 can be opened. The rest of the money has to be invested in machinery and advertising,” said Mr. Nguyen Minh Tuan, Yen Dung district, North Vietnam. Jiang, share.

The lines are empty of workers because a large number of workers are still staying in the countryside after the distances. However, with the current land price, it is difficult for them to buy a piece of land and consider starting a business in their hometown.

“Distinguished due to COVID-19, lost their jobs, changed contracts, people returned to their villages, where did that land go, and people joined the poorer classes or people didn’t have any land to rent? So this is a social factor that can affect tens of millions of people,” said Mr. Hoang Trong Thuy, former Editor-in-Chief of the New Rural Review.

New urban areas, residential areas thought that would be the place to meet the housing aspirations of rural people, but now it is a lucrative area for the team of land storks to exchange and make a profit. In a plot of land, after being blown by storks, the cheapest price is also 1.5 billion VND a piece, the price is too high for many rural people.

“Those with money from other places buy speculatively, not for farmers in that area. Thus, at this rate, the door to creating housing for Vietnamese farmers is almost closed,” said Mr. Dang Hung Vo. Former Deputy Minister of Natural Resources and Environment, commented.

After the peak land fever, recently, a series of localities have requested to review the division of plots and land parcels, even stopping the subdivision of plots for sale. It’s time for the “hands” of the state to be more clearly shown to prevent persistent consequences from land fevers, because land fevers may be virtual, but the consequences are real.
