After a “gloomy” period, the real estate market in this area is “prosperating” again
Since the outbreak of the epidemic, the real estate market in Quang Nam has fallen into a temporary “freeze” state due to the impact of Covid-19. Many investors who previously bought in even had to sell “stop loss”.
However, until now, when tourism is opened, the real estate market in this area has begun to have transactions and “vibrant” again.
Anh Tinh – real estate broker in Quang Nam shared, from early March to now he has brokered 8 plots of land and three apartments, mainly in the south of Da Nang and Quang Nam. According to Mr. Hung, that is a number that makes him very excited after a long time of influence from Covid-19 causing the area’s real estate market to almost “freeze”.
“After the 2022 Lunar New Year, I brokered a plot of land in Hoa Vang district and contracted Covid-19. After Tet, the market seems to be more excited than before. Since the outbreak of the epidemic, it is rare to have Floating 1 transaction, the real estate market is gloomy.
From October 2021, I run more advertising information, combine contact with old customers, so the transaction started to be good again. Every day, people are interested, asking to buy land for living and investment, customers invest mainly in other provinces and cities,” Mr. Tinh said.
Accordingly, land prices in this area also fluctuated during this time. For example, the plot at area 1A, area 120m2, adjacent to the planned road 17.5m wide, costs 2.3 billion VND, so far this same lot, the price has increased to more than 2.5 billion VND.
In addition, a plot of land with an area of 145m2, located on a planned road up to 40m, two months ago, the owner offered it for 2.6 billion VND, now the price has increased to more than 3 billion VND.
At the project of An Phu New Urban Area (Tam Ky City, Quang Nam Province), Mr. Ha – a real estate broker said that now this project has a book and has been deposited by a number of people.
“Currently in this urban area, the land price is about 17 million VND/m2, depending on the lot, the price is different. In each piece with an area of 140 – 150m2, the price ranges from 2.3 – 2.55 billion VND”, Mr. Ha said.
According to this broker, recently, the number of investors from other provinces has also started to return to the Quang Nam market, after a long time of “freezing” because of Covid-19. The volume of transactions also fell to a stable level, not as active as before the epidemic appeared.
According to Mr. Ha, one of the real estates that will receive a lot of attention in the near future is industrial real estate.
“Da Nang and Quang Nam have combined to deploy a project to open the Co Co river bed and put into use the transport system connecting urban areas, coastal resorts and Hoi An ancient town.
This is an important waterway and tourism route connecting Da Nang and Hoi An, in addition to the Co Co riverside city built, I think the real estate market in the two areas will have strong fluctuations,” he said. Ha commented
Hoang Nam – an investor in Hanoi said that in 2019 he bought a plot of land in Dien Ban (Quang Nam) with an area of 150m2, priced at 24 million VND/m2. By the middle of 2021, Mr. Nam is selling at the price at the time of down payment but has not been able to sell yet.
By the end of 2021, when the transaction started again, Mr. Nam changed his mind and decided not to sell anymore, so far his land has been paid 28 million VND/m2.
“Up to now, tourism has been opened, so I will still keep this land. I think that in the coming time, tourism will be promoted, along with infrastructure being deployed, land prices will continue to increase,” said Mr. Nam.
