Mr. C. continued, more than a week ago, there was a man about 50 years old who came to repair a car, he has a plot of 500m2 and is also close to the coastal road. “At this time, a land trader happened to ask, he offered it for 120 million, the buyer at that time paid 100 million but he did not sell. Exactly 1 day later, that land lot was bought by someone who bought 140 million and immediately piled up the money.

Mr. C. also introduced to PV that if you want to buy land, look for it in the direction of My A port (Phu Quang ward) because this place has a high price, wide and busy road.

1 billion increase a year

About 10km south of Pho An commune is My A port. Here, boats are anchored close, people mainly work as seafarers. About 3 months ago, the “earth fever” suddenly appeared to stir this place. Many people both stick to the sea and become professional land traders.

Going along the port, PV met a man named NC, about 55 years old, who was pumping oil to prepare to go to the sea, and talked to know that Mr. C was also planning to sell a plot of land over 890m2.

“This lot has 300m2 of residential land, according to the map, it is predicted that the coastal road will pass through this land, currently someone has paid 2.9 billion VND. If you want 3 billion, I will sell it without thinking much and work quickly,” said Mr. C.

This man added, this land lot is in Hai Tan residential group (Phu Quang ward), the land is facing the road 19.7m, the length is about 47m.

Mr. C. added that this land is owned by the owner, he and his wife are in their names, so when transferring, there is no need to confirm the children’s approval. This piece of land, when there is no information on the coastal road passing, around July 2021, it costs about 2 billion VND.

“In less than a year, it has been like that, especially when there is information about the coastal road connecting Sa Huynh – Dung Quat passing, the price just keeps going up.

I also sell this land to pay off a bank loan of 2.8 billion VND to buy a boat to go to the sea, along with little capital to do business later”, Mr. C. explained.

Eager to see the land to know its location on the field, Mr. C. made an appointment for another day because he was pumping oil alone, unattended.

“This is the lowest price possible because they want to sell quickly, before the Lunar New Year it is about 1 billion VND, now the land is hot, so the landowner wants to get the price of 1.1 billion in the end, will not negotiate any more.

If you buy it, you just need to leave me a few million to drink water as an initial cooperation”, this person said.

The record of plot separation has increased dramatically

According to the statistics of the People’s Committee of Duc Pho town, in the first quarter of this year, this locality received and split the plot for 120 documents with an area of ​​​​51,948.9m2. In which, 99 records of residential land and garden and pond land in the same residential land plot; agricultural land has 21 records.

Along with that, the town government has received and made registration of changes in transfer documents of 253 documents, with an area of ​​​​563,776.5m2.

Mr. Hung informed that, in recent years, records of continued land use and records of plot separation increased dramatically due to the expiration of the term of agricultural land use in the area (50 years), the demand for parcel separation increased.

According to Mr. Hung, the access to and return of results only meets 60% of the volume to be received and returned within a day, leading to people going back and forth many times to submit and receive documents.

On April 12, the Land Office of Quang Ngai province – Duc Pho branch was arranged with 2 more people to receive and return documents. The one-stop shop works on Saturday from April 16 to May 7 to process documents for people.
