In the initial townhouses, I aimed at the segment of middle-income customers with abundant financial resources of about VND8 billion. However, later on, we “expanded” the customer file, lowering it to 5 billion VND. As a “newbie” in the real estate field, I was advised to focus on a customer segment because of my unclear legal knowledge, moreover, when choosing residential properties, townhouses, when trading, buyers and sellers. As a celebrity, of course the artist’s “ego” is huge. But looking back at myself, attached to this work, I am grateful that I knew how to let go of my “me”. Working in real estate sales not only brings high income, but also helps me stabilize my life. If you only think about being famous and have to choose the high-end segment, you are wrong!

Customers when they have tens of billions and hundreds of billions of dong, they are very smart. To approach such an experienced person in the market, I must also be equipped with enough knowledge to talk to them. • Under such pressure, you must have been very busy at the beginning of your career, right?

Actually, it’s not all that terrible. I still have time for my family and myself. The most important thing is that I have to do well the opportunity that comes my way. I think, having done sales, you must be able to orient yourself. Those who are new to the profession or “jump” into selling apartment projects, the income is not really high, the commission is not much because many products have not been sold.

You seem to forget that your project is difficult to sell because you have not located the customer file. Moreover, you need to answer yourself the question of whether the amount of product you have is enough to attract investors or not. You only have 1 card in your hand that is the project you are following, while they have already bought a townhouse, why should they buy another project apartment in the city? Salespeople should remember that the products they sell must be completely different.

• So, in your opinion, what are the required qualities of a salesperson?

I appreciate honesty. There is an old saying: “Sitting on a pile of sand, everyone is a sage and a gentleman. Sitting on a pile of gold will you know who is really a gentleman and a sage”. I often advise my sales staff, never to price channels if you want customers to come back to you again. The commission fee is always enough to help you cover your life, if you go to work seriously, it only takes 1 year, you have become a good salesman.

At my company, all real estate products I deliver to my subordinates so that the employees have the opportunity to interact and work with many types of customers. Personally, I focus more on images, doing communication, connecting with businesses. However, if the staff needs support, I still “jump” in to help and take care of customers. With such a ladder model of customer care, it is difficult for customers to escape, like heaven and earth (laughs).

• What’s the difference between the “many things” of businesses, real estate offices, and real estate in Hung Thuan?

Thanks to my sales career, now, I have gained a lot: I have good relationships, I am enthusiastically guided by “seniors” in the industry, only teach knowledge, and are trusted by investors. Perhaps this is the direction that the craft group gave me on the artistic path behind An “Southern Land”.

Been struggling since 2004, for 18 years, it seems that the things that I felt the most sad before, I am feeling the happiest this time. From work, relationships, all bring me “gets”; However, I must not rest on victory.

In fact, people think that Hung Thuan Real Estate is very successful, but for me, the whole team is just taking the first steps, the round zeros are toggling to number 1, number 2. Part of the reason is based on the media effects I do. Hung Thuan Real Estate needs the next successes and that’s what I hope for in the near future. By the end of the year, maybe we will open 10-20 more offices covering the whole country.

• Do you think social media has reincarnated you in a different image?

Since doing real estate sales, in my head, I only think how to make my work highly effective and get the attention of many people. Really looking back, I find myself struggling for a long time without finding a better role in the movie “Southern Land”. For me, those are not important, the important thing is whether my current job is good or not. I can’t make them call me a certain way. People can call me: actor Hung Thuan, salesman Hung Thuan…, depending on how respectful you are to me.

• Have you ever regretted the time you struggled with art?

I have never regretted anything in myself because of anything, so far, I have always tried to fulfill it. Any opportunity that comes to Hung Thuan, I have been, am and will try to do well.

In the field of art, I also have to admit that I do not have a beautiful body like young people today, and now, the view of beauty is no longer the same as before. I still remember, the male lead in the past required to be dusty and sinewy like Quyen Linh, but now the male lead usually has a powdery face, a high nose, and big eyes.

Living with the profession, surviving with the profession, that is the happiness of an actor. For me, in the future, this is still a job that “takes the lead” and feeds me.
