Therefore, the HoREA President proposed that the law should be amended to allow businesses to invest in motels and motels to meet the needs of the people.

Also according to HoREA Chairman, Circular 09/2021 of the Ministry of Construction no longer stipulates that the usable area of ​​a room must not be less than 10m2, the average usable area is not less than 5m2/person. But so far, the Ministry of Construction has not issued specific guidelines on design standards and issued regulations on minimum conditions for building individual social housing, causing confusion for localities.

Therefore, the Real Estate Association of Ho Chi Minh City proposed the Ministry of Construction to consider and propose amendments and supplements to the Law on Housing 2014 in the direction of allowing businesses to invest in developing social housing for rent as rooms. boarding house, boarding house.

Specifically, businesses and cooperatives invest capital to build social houses for rent, which are motel rooms and motels.

At the same time, the Association also suggested that the Ministry of Construction soon issue specific guidelines on design standards and issue regulations on minimum conditions for construction of individual social houses, including motel rooms, inns for the local basis for implementation.

HoREA affirms that if businesses invest in building individual social housing, including motels and motel rooms with professionalism and stronger financial capacity, there will be full-service mini-apartments. , utilities, fire protection standards, security like other modern apartments.

For low-cost apartment projects for rent, Ho Chi Minh City should build 100% of apartments with a small area like social housing projects because the investor manages and operates well. The city also needs to facilitate project investment procedures, have preferential policies for investors who make this type of small-area apartment or apartment for rent.

Mr. Le Hoang Chau emphasized that, if businesses are allowed to be investors of social housing projects in the form of motel rooms, they will both meet the housing needs of city people and help eliminate slums and slums. It causes a loss of urban beauty and helps to stabilize social order.
