Which project should I buy with 4 billion VND near the center of Hanoi?

My wife and I have lived and worked in Hanoi for more than 10 years. We are currently still renting. At first, after getting married, we did not intend to buy a house, but wanted to spend the accumulated money to have business capital.

Both husband and wife are self-employed, my wife sells clothes online, and I sell cell phones. If you put a lump of money to buy house then we will not have money to import goods, turn around capital.

My husband and I do not put pressure to have a house right away, the monthly profit is comfortable for us to pay rent and living expenses. We all agreed until we had enough money to consider buying a house.

At the end of last year, my parents sold the land in the countryside for more than 2 billion, so they gave us all to buy a house. That land used to give up a lot of value, but since the highway project passed, the price suddenly increased, my parents sold it to take care of their only son, I have a place to “settle down and settle down”. .

I discussed with my wife to use the money my parents gave me along with the accumulated trading money to buy a house so that my husband and my wife and children could have a stable place to live.

Currently, my wife and I have 2 children: a boy and a girl, so we need to buy a house or a 3-bedroom apartment. The desired location is Thanh Xuan, Dong Da, Cau Giay. My maximum budget is about 4 billion VND, of which there is more than 3 billion in cash, the rest will be bank loans.
