Currently, the People’s Committee of Dien Chau district has assigned the Finance – Planning Department to coordinate with the Northern Nghe An Regional Tax Department II to handle the above amount in accordance with the law. Accordingly, the above amount will be collected and remitted into the State budget according to regulations.

According to research, the time of the land auction in the above communes attracted a large number of participants, the auction land increased higher than the normal land price in the locality.

However, the reason why many people put down their deposit is that after the land “fever” period, now the land market is settling down, the price is falling, while some investors cannot borrow money from the bank to transact…

The phenomenon of auction land being dropped by investors does not only happen in Dien Chau district.

Previously, in March 2021, Nhan Thanh commune, Yen Thanh district held an auction of 32 land lots with a starting price of over 600 million VND/lot. In the auction, there were over 200 submissions, however, then only 18/32 land lots paid money.

Similarly, in Ma Thanh commune, there were 36 lots that were auctioned in May 2021, but only 12 lots fulfilled their financial obligations, the rest were “deposited”.

It is known that up to now, Yen Thanh district has about 40 land lots left behind after the auction, concentrated in Nhan Thanh, Ma Thanh, Khanh Thanh, Vinh Thanh communes…

As for Do Luong district, there are also over 20 land lots that have won the auction but “no stake”, concentrated in Lac Son communes, Do Luong town, Thuong Son…

The market here used to have a time of exciting transactions, people coming back to see the rich land caused land prices to skyrocket, especially the “team” auction land, the price was double, even 3 times higher than the starting price. In the areas of Do Luong districts and Hoang Mai town, auctions took place quite excitingly, with auctioned land lots ranging from 5.5 to 6 billion VND.

However, recently, the land transaction situation in Nghe An has begun to show signs of “cooling down”. In the rural areas, there used to be a scene where people flocked to buy and sell land, now quiet, there are no people to check prices, land prices have dropped significantly.

Many land investors in Nghe An said that they had “missed” money to “embrace” the auctioned land lots. At the beginning of the year, each plot of land paid a difference of nearly 200 million VND, but due to the expectation that the price would increase even more. so they don’t sell, who thought that recently, when they needed money to sell, they couldn’t “escape” the goods.

“There is no longer a scene of people and cars coming to see the land as busy as before, not only that, the number of calls and messages asking if the land is also reduced, even some people put down deposits, withdraw money without trading”, an investor shared land in Nghe An.

For example, in Dien Chau district, after a period of excitement, the real estate market has become gloomy. Many real estate brokers in Dien Chau said that in recent weeks, the number of people going to see the land has been completely absent, especially the land market, even some people previously “pile” the land but now want to withdraw.

Land investors in Do Luong district are also struggling because they “embrace” investment land. When the market was hot, borrowing everywhere to invest, now the market cooled down, no one asked for sale, forced to cut losses to get money to pay the debt.
