Mother and stepfather are not married, how do the children inherit the common property?

My mother and stepfather did not register their marriage and bought a piece of land together, in my mother’s name. (Phu My)

Previously, the stepfather had a house in the city, sold it and gave it to his stepchildren. He wants to buy the land with his mother, and will give it to his own children, that is, me and my brother.

Later, I bought a plot of land next to it, still in my mother’s name. My brother and I spent money to build two houses on these two plots of land.

Now, my mother does not want to have a dispute with her stepchild in the future, so she asked him to write a will, leaving all the real estate to her. He said he would write but kept begging.

Now, is it possible for my mother to transfer the names of those two lands to me and my brother?

Can my two brothers and sisters be on the red book together? And if my mother does that, in the future, if there is a dispute with my stepfather’s stepchild, will my brothers and sisters have to divide the land between them?
