On June 2, 202 low-rise houses were opened for sale in the form of bidding, with 225 individuals/organizations participating, the deposit amount was from 500 million to 1 billion dong. At the end of the auction, many brokers passed on the buying results, some apartments were only a few hundred million dong different from the starting price, notably, there were many apartments with a difference of several billion dong.

Accordingly, the types of garden houses and duplex villas are mostly modest compared to single villas. For example, a garden house has an area of ​​104m2, the road in front of 5.8m, the starting price is 4.84 billion VND, the winning price is 5 billion VND, the difference is 160 million VND, equivalent to 48 million VND/m2. Another garden house, with an area of ​​104m2, located on 2 sides of the road 5m and 13.5m, has a starting price of 4.63 billion VND, the purchase price is 5.26 billion VND, a difference of nearly 630 million VND, equivalent to 50. 5 million VND/m2.

In the type of duplex villa, a villa with a land area of ​​250m2 is located on two streets of 10.5m and 7.5m, the starting price is 8.59 billion VND, the purchase price is 8.67 billion VND, the difference is about 80 million VND, equivalent to 34.7 million VND/m2. Two other villas with the same area of ​​362m2 are located in the corner lot, the starting price is about 18.2 billion VND, the purchase price is 21.1 billion VND, the difference is 2.9 billion VND, equivalent to 58.3 million VND/ m2.

After buying, many brokers and investors have offered to sell on Facebook groups with prices ranging from a few hundred to billions of dong. However, if you compare the purchase price from the investor, it has exceeded the price in the area being sold from 10 to 20 million VND/m2.

An investor present at the auction said that this price is much higher than the surrounding area. “While the market is slowing down, wait for a while until the auctions in Me Linh, investors can buy cheaper prices,” this investor said.

Mr. CH, an investor in Hanoi, said that if all the plots are successfully sold to the new owner, it is likely that the land price in Me Linh will establish a new ground.

From an expert perspective, Mr. Nguyen Van Dinh, Chairman of the Vietnam Real Estate Brokers Association, said that the price of this transaction is being expected by investors too high.

“Just in this project the absorption rate is 50%, with the price offered by the investor, it is a great success for the investor. This project is independent and has infrastructure, but only in the urban area, but in terms of the overall area, the infrastructure in Me Linh area has not been synchronized to achieve such a price. I think that the price is a bit virtual, it is easy for investors to buy it.

Many investors who spend money in Me Linh are also having great expectations for the Ring 4 route, however, the construction has not yet started, and it takes many years to build a new road to the Me Linh area. Besides, this route alone cannot push the price in this area so high,” Dinh said.

Mr. Nguyen The Diep, Standing Vice Chairman of the Vietnam Real Estate Club, said that in the past time, there have been proposals of Me Linh to the city directly under the capital. With the price of 40 – 60 million dong in the real estate market, it is not high, but in Me Linh at the moment, it is high compared to the common ground.
