Here is a checklist of the essentials:

I. Items to bring

– Sale and purchase contract, contract appendix (with details of equipment of the investor when handing over the apartment);

– Floor plan with all dimensions (length, width, height);

– Small screwdriver, electric tester;

– Buckets or small pots for water;

– Hard tape measure, 30cm ruler, ballpoint pen;

– Flashlight or phone with flashlight function.

II. Items to check

1. Measure and check the area according to the drawing

– Water supply: check the position of the total valve, open the faucet and water supply heads, drain the water in the toilet, collect the water in the bucket and pour it on the toilet floor, balcony to see if the drainage is good, the floor is not warping is not steep enough or not;

– Waterproofing: visually inspect the positions of the base of the toilet wall, balcony, technical box;

– Measure the height of the condenser pipe’s head from the ceiling, at least 30cm;

3. Other equipment

– Main doors and room dividers: try to open and close the lock, check whether the sliders, door braces, glue in door frames, closed doors are tight or warped;

– Tiles: whether floor tiles and sanitary ware are peeling or not;

– Wall: Use a flashlight close to the wall to check the flatness of the wall. Pay attention to check the wall surface at a height of about 1.5m to 1.8m (the intersection between the two spears) is the most faulty;

– Ceiling: see if it is flat or not. If the investor hands over the ceiling with plasterboard, check if it is correct;

– Handrail: shake to see if it is sure;

4. Check the interior

– The door of the cabinet must not be warped, the door opening and closing should not be touched with other wings/structures. When closing the gaps between the wings, between the wings and the cabinet doors must be even, the maximum gap does not exceed 2mm;

– Check the rubber gasket of the window to see if it is smooth, how is the moldy situation in the house… If it is moldy, it is the cause of water seeping through the window.

– Check all doors for jams? Is the wing warped, cracked, is the surface coating even?

– Check the entire wooden floor of the rooms for pressure, subsidence, swelling, creaking, chipping and gaps with wall wool? Do the edges have psoriasis blisters due to water absorption or not,…

5. Profile investors need to provide

– As-built drawing with sufficient red stamps of the parties: at least of the investor, contractor and construction supervisor;

– Minutes of acceptance of completed works and put into use;

– Minutes of fire prevention and fighting:

– Minutes of apartment handover;

Note:

+ Before you go home, don’t forget to ask to hand over the electricity and water meter readings at the time of handing over.

+ Finally, work with the management unit to declare the owner of the apartment, register for a car card, electricity, water, Internet, cable TV, do KT3, repair the apartment…
