It is not until the beginning of 2021 that the market in this region warms up again. Some investors hunt for goods when there is a situation where investors are pushing goods. LN investor in Hanoi once revealed that at the beginning of 2021, he bought more than 10 land lots in a short time in Bac Van Phong at a price of only 60-65% of the value of the land plot in 2018. Brokerage offices in this area have gradually reopened.

“The resettlement land plot that I put down money in early 2021 for 4 billion VND, 200m2, is located right on the main road, close to the sea. In 2018, the price of this land lot was 7 billion VND”, Mr. LN said. .

Earth fever is back

TD, an investor from Hanoi who used to “live with thorns” in Bac Van Phong said: “There is no reason to ignore an attractive real estate market like Bac Van Phong. Clear sea water and beaches. white sand, real estate prices are still cheap. Resort projects have not landed massively here. Having said that, real estate prices in Bac Van Phong will increase even more strongly.”

This investor revealed that the plots of land that he “hug” in early 2021 have all sold out with prices increased by up to 50%.

According to Mr. TD, the reason for the exciting return of Bac Van Phong real estate prices comes from the information that Khanh Hoa is urgently adjusting the general planning to build Van Phong economic zone to 2040, with a vision to 2050, including the whole North Van Phong area. Besides, the news that large domestic and foreign corporations proposed huge projects in the North Van Phong area became a catalyst to push up land prices.

The survey shows that the price of land near industrial zones such as Van Thang and Doc Da Trang is about 6-8 million VND/m2, the area near the center has the price of 75-80 million VND/m2, touching and even slightly higher than the average price. with the peak of land fever in 2018. Having a land plot with a good location recorded a price of up to 90 million VND/m2. The price of land in the resettlement area ranges from 25-35 million VND/m2.

Some land plots and fields without safe legal status recorded transactions at a low level. The type of land for perennial crops and agriculture is no longer as popular as before. The group of hunting sharks is not much, but the need to find land is still increasing.

Before the information that the land price in Bac Van Phong increased sharply, the People’s Committee of Van Ninh district also propagated and directed the public announcement of the land use plan to 2030 in Van Ninh district.
